While Austin continued to rank high on “Best of U.S." lists, Central Texas REALTORS® sold more homes in 2019 than any year on record, according to the latest Austin Board of REALTORS® (ABoR) analysis. The December and Year-End 2019 Central Texas Housing Market Report reflects a record-breaking 33,084 home sales and $13,158,737,333 in sales volume.

Demand for New Homes Continues to Rise in Austin

The Central Texas real estate market is headed for record-breaking sales this year. November home sales throughout the five-county Metropolitan Statistical Area (MSA) pushed the year-to-date total to 30,561 sales, which is approximately 300 homes shy of last year's total sales volume. Each county experienced a double-digit increase in home sales; the city of Austin slightly rose 4.5% to 670 sales, according to the Austin Board of REALTORS® latest Central Texas Housing Market Report.

Austin Home Inventory Shrinks As Prices Rise

While the summer selling season has ended for most housing markets, the Austin Board of REALTORS® latest Central Texas Housing Market Report shows a double-digit percent increase in Austin home sales, which continue to outpace inventory and drive up home prices. The median price of a single-family home in the city of Austin rose 11.9% this month to $406,000––an all-time high for any September on record.

The Austin Market Sets a New Record This May

The median price of a single-family home reached an all-time high of $407,400 in the city of Austin—setting a new record for the Austin Board of REALTORS®’s monthly housing reports. But at the same time, the May 2019 Central Texas Housing Market report shows declines in the city of Austin for both new and active listings, as well as a 3.4% drop in home sales. The same wasn’t true, however, for the surrounding areas, which all experienced strong gains.

Austin Listings Expected to Increase During the Summer
